Why should I hire you as my Property Management company?

You should hire us only if you think we are the best match for your property management needs. Frankly, we may not be a perfect fit for every property owner and it would be arrogant and wrong for us to simply proclaim "We are the best! Hire us!" We may be the best property manager for some owners and properties, but not for others. That is why this FAQ page exists, so that you can learn about us and and the guiding principles we will employ in the management of your property.

Allow us to keep your investment in the black. By spending a little, your property will remain a valuable asset, not a liability. Turning over your rental property to the care of an unknown property manager can be an emotional and frightening experience. You want to be able to trust your property manager so that you won't be worrying about your home. The more research and information you gather, the better you will feel about your final decision. Of course, we'd love the chance to earn your trust and manage your property, so please read on.

How do you make sure the tenant is taking good care of my home while renting?

There are several ways your property manager has to know this. Above all, careful tenant selection from the onset protects your property from being rented to irresponsible people. During the lease term, we may have occasion to enter the property for repair or maintenance reasons and will use that opportunity to have a look. If we are fortunate enough not to have any repairs or maintenance at your property over an extended period of time, your property manager will schedule a preventative maintenance walk-through to make sure the air filter is being changed, that the smoke alarms have batteries, and that there are no unreported problems at the property.

What do you do if they are not taking care of my property as they should, or you discover unauthorized pets?

Your property manager gives the tenant an opportunity to correct the situation and usually they will. If a problem persists, we will make a decision based on that specific situation.

What happens if the tenant does not pay their rent?

Upon failure to pay rent, a late fee printed in the lease will be charged. This includes a fixed charge PLUS a charge for each day the rent is outstanding beyond the grace period. If after the 7th day the outstanding balance still remains, A NOTICE TO PAY RENT OR QUIT will be delivered as an eviction notice with owners consent. If within 4 days of received notice the tenant doesn't pay, an order of Forcible Entry & Detainer will be carried out.

How informed will I be about what happens with my property?

HUNTAHOME provides up-to-date statements via online access showing all funds collected and disbursed. The online access also provides the owner of any maintenance requests made to the property by the tenant. Each requested task keeps progress of any scheduling, detailed repairs made, and the work order completion status. Notifications are also emailed out at the moment a new repair request is submitted.

How do you handle maintenance requests?

Maintenance requests are made by accessing your login portal and submitting a Maintenance Request under the request tab. Within 24 hours, a work order will be placed by a HUNTAHOME staff member. Include a detailed maintenance description along with your contact information to process the work order efficiently.

Do you use the cheapest maintenance people you can find?

For maintenance repairs, estimate bids are made before executing the repairs. Our vendors provide us with inexpensive repair costs than an independent contractor. If repairs, maintenance, and renovations are over the sum of $300, permission must be obtained from property owner.

Do you hold some of my money for repairs? How much?

The property owner agrees to deposit a minimum cash reserve of $300 per unit with management to pay for any necessary repairs. As for high dollar repair items, the owner will be notified for pre-authorization for repairs.

How do I know your property manager wont spend my money on large repairs without my approval?

Management contract states that on large repairs and/or high dollar repair items, owner must be contacted to advance on repairs. The pre-authorization from owner will include accepting the charge expense for the repairs.

When will owners received disbursements and statements?

Owner statements are available online 24/7. Owner disbursements are made via EFT funds transfer before or on the 10th. In some cases, financial institutions may delay payments. Please check with your bank for details and EFT status.

Does your property management agreement give you exclusive right to sell my property?

Our affiliate agents will have an exclusive right to lease your property NOT sell your property. A provision will be set in which protects the agent in the case the tenant wishes to purchase the property in the future and the agent may be due compensation.

Who holds the tenant's security deposit?

Tenant will pay a security deposit to the Landlord. The owner will hold the security deposit. For a refund, the tenant must give a 30 day written notice of surrender before Landlord is obligated to refund or account for the security deposit.

How much security deposit do you charge the tenant?

The security deposit is in the same amount of the property's first months rent.

How soon can you start managing my home?

According to the terms of agreement, management can begin as soon as the Property Management Agreement is signed by the property owner.
